How big can an ADU be in Coachella?

Maximum size

The City's ADU page says a detached ADU may be up to 1,000 sq ft, regardless of the home's size, and an attached ADU up to 50% of the home, with a 1,000 sq ft maximum. The City's "All About ADU's" handout lists 850 sq ft for a studio or one bedroom and 1,000 sq ft for two bedrooms, and says the ADU and home together may cover no more than 45% of the lot. Under state law, these limits cannot block an ADU of at least 800 sq ft with 4 ft side and rear setbacks. A JADU may be up to 500 sq ft.

ADU setbacks in Coachella

Setbacks

The City's handout lists 4 ft side and rear setbacks for detached and attached ADUs, and 10 ft between a detached ADU and the main home. Under state law, these cannot block a detached ADU up to 800 sq ft with 4 ft side and rear setbacks, and no setback is needed to convert existing space.

What we found for Coachella

What we have for this place. Where a local figure is stricter than the California state baseline, both are shown.

Local ADU rules

Coachella's zoning code points to Section 17.60.010(H) for its ADU rules, and HCD's records show the City's ADU ordinance on file is from 2019 (Ordinance No. 1150, December 11, 2019, per the code's history note). The current code text could not be read here, and the published copies seen do not include an ADU subsection, so this summary shows only the figures on the City's ADU page and handout that match state law. Confirm the current rules with the City of Coachella.

Height

The City's handout says a detached ADU is one story, up to 16 ft to the peak. A one-story attached ADU may be 16 ft, and a two-story attached ADU may not be taller than the main home. A converted ADU stays within the home's height. State law also allows 18 ft for a detached ADU within a half mile of a major transit stop, plus 2 ft to match the home's roof pitch.

Junior ADUs

The City's ADU page and handout say a JADU must be inside an existing or proposed home and may be up to 500 sq ft, with its own exterior entrance and a kitchen. It may share a bathroom with the home or have its own.

Ready-made plans and contacts

The City offers five ready-made ADU plans and one JADU plan in Spanish Colonial, Desert Modern and Mission Revival styles, with plan fees listed on its ADU page. Planning: planning@coachella.org. Building: buildingservices@coachella.org. Fire review is through the Riverside County Fire Department (760-863-8886), and school fees through Coachella Valley Unified School District (760-848-1073). A new detached ADU generally needs solar panels, which may go on the ADU or the home.

State housing department (HCD) review

On October 8, 2025, HCD sent Coachella a technical assistance letter saying the ADU ordinance it has on file is from 2019 and may be outdated and out of step with state ADU law. HCD asked the City to respond by November 7, 2025 with how the ordinance still complies or a plan to repeal or amend it. Where a local ADU ordinance does not meet state law, state ADU standards apply (Gov. Code § 66316). No newer ordinance was found.

Fire Hazard Severity Zones

If your lot is in a Fire Hazard Severity Zone, the CAL FIRE Office of the State Fire Marshal says in Information Bulletin 25-004 (issued March 3, 2025): “Fire Hazard Severity Zones (FHSZs) should not restrict the development of Accessory Dwelling Units (ADUs). However, additional building standards may be necessary, including but not limited to California Fire Code Chapter 49 and California Building Code Chapter 7A.” State ADU law does not itself bar an ADU there. A city or county may still apply its building code, including wildfire-resistant construction (Gov. Code 66314(d)(8)); require side and rear setbacks “sufficient for fire and safety” for a unit converted under 66323(a)(1); and decline parking in setbacks on specific fire and life safety findings (66314(d)(10)(B)). It may also consider public safety when it designates where ADUs may be permitted (66314(a)). Sprinklers can't be required in an ADU or JADU if the primary residence doesn't need them (66314(d)(12), 66323(d)). Some cities and counties still apply their own fire-zone limits. Where this summary has one, it is listed with the local rules. This summary does not look up your lot.
